Torrevieja Council has ordered the immediate suspension of unlicensed works at the Montegira building on Avenida de los Daneses, on the sand at La Mata beach. The action follows a warning from the regional coastal authority, which confirmed the works were taking place on public maritime-terrestrial land without its approval.

The project, valued at 90,588 euros and around 40% complete, involved structural repairs and refurbishment to the property, which contains nine homes and commercial premises. A previous application for a rehabilitation licence was refused in November 2025 due to the lack of a favourable report from Costas. The building has been subject to a final demolition order since 2011.

The council’s urban planning department has warned the owners and those carrying out the works that they face coercive fines of between 200 and 2,000 euros every ten days, up to ten penalties, if the suspension is ignored. Continued non-compliance could also be referred to the Public Prosecutor for possible serious disobedience.

Montegira was built in 1995 on land classified by the State as beach. Court rulings in 2003, 2008 and 2011 upheld the demolition order and confirmed the plot forms part of the public coastal domain. Despite this, the building has operated for more than two decades without a concession from the State.
